Spring is here and with the season comes the beginning of the busiest market for home sellers. All over the country, and definitely in Pennsylvania, the presence of radon gas is a concern for Realtors® and their clients. Radon gas is odorless, tasteless, and colorless, so homeowners can have radon gas in their homes without knowing. This radioactive gas resides in the soil and rock under your home that naturally rises up from the soil and rock in the ground beneath a home and rises up into, and through, the foundation.

When humans are exposed to the gas and inhale the particles, the cellular linings of the lungs are impacted. Lung cancer and other respiratory illnesses, like asthma, can occur or become worse due to radon gas exposure. Radon gas has become the second-leading cause of lung cancer in the United States, causing as many as 21,000 deaths every year. The American Lung Association estimates that 1 of every 15 homes is at risk of dangerous levels of the gas.

Those looking to purchase homes should be aware that radon gas can be found in any style home, whether new or old. Just because one home on a block is found to have safe levels is no guarantee that all will be in the same state. Radon gas is a concern for Realtors® because remediation will be necessary, and more importantly, an unknowing buyer could be saddled with a big risk to the family’s health. Thankfully, there are proven ways to both test for radon gas and reduce the amount of radon gas found in a home and many new homes are built with radon resistant materials and technology.

To begin, either purchase a home radon test kit at your local hardware store or contact an experienced company like Radon-Rid. Many store-bought test kits will require you to mail a sample to a lab and wait for your results. If the results say you are basement has a ‘safe level,’ you can proceed with your basement renovations or otherwise use your basement as an additional living space.
